Preparing your documents before applying can help make the application process smoother and faster.
Most property managers will ask for documents to verify your identity, income, rental history, and ability to meet the rental payments.
COMMON DOCUMENTS YOU NEED TO PREPARE
Requirements can vary between agencies and states, so always check with the property manager before submitting your application.
1. Passport / Photo ID – Proof of identity
2. Driver’s Licence – Photo identification
3. Proof of Income – Recent payslips, bank statements or employment contract
4. Birth Certificate – Additional identity verification
5. Rental History – Current tenant ledger, rental receipts or utility bills showing your current address
6. Vehicle Registration – Where applicable
7. Centrelink Statement – If applicable
8. Recent Rent Receipts – Evidence of your rental payment history
9. Medicare Card – Additional identification, where applicable
10. Written Rental Reference – From a previous landlord or property manager
WHAT ABOUT THE “100-POINTS ID CHECK”?
Some agencies use a points-based identity verification system, where different identification documents are assigned different values.
However, the documents required and their point values can vary between agencies and circumstances. It is best to confirm the exact requirements with the property manager handling the property before you apply.
COVER LETTER
A short tenant introduction can also help the agent and owner understand more about you.
You could include:
· Why you are moving
· Your preferred move-in date
· Who will be living at the property
· Your employment and income situation
· How long you intend to stay
· Whether you have any pets
A clear, complete, and consistent application makes it easier for the property manager and owner to assess and approve your application.
CAN I APPLY FROM OVERSEAS
You can still prepare your documents in advance if you are applying from overseas. Make sure your identification, employment/income evidence, and other supporting documents are clear and up to date.
Before submitting your application, check with the property manager to confirm exactly which documents are required for the property.
